Main Beach & The Spit | Driveways, Exposed Aggregate, Resurfacing & Repairs

Concreters in Main Beach, Gold Coast

Salt air from both sides, sand underfoot and body corporate rules on top. Concreting in Main Beach has its own rules. OSM Concrete has delivered concrete works at Sea World on The Spit, and we bring the same coastal specification to Main Beach driveways, pool surrounds and strata common areas.

About 20 minutes from our Parkwood base. Preferred contractor to the City of Gold Coast and local theme parks. Licensed, insured, and used to working beside high-rises and on tight streets.

The short answer

What’s different about concreting in Main Beach?

  • Salt exposure. Main Beach is a narrow strip between the Coral Sea and the Broadwater. Almost every property sits within about 1 km of salt water, which Australia’s concrete standard treats as a harsher, salt-affected environment.
  • Sandy ground. Coastal sand drains well but needs proper compaction and edge restraint. Sea breezes can blow sand onto a fresh exposed aggregate pour.
  • Body corporate approval. Many homes are in community titles schemes, so a driveway or path can be common property that needs committee or general meeting approval before work starts.

Our Work on The Spit: Sea World

Local projects

Concrete works at Sea World, Main Beach

Sea World sits at the northern end of Main Beach on The Spit, the most exposed position on this stretch of coast. OSM Concrete has delivered concrete works across Sea World precincts, including Dolphin Beach and Sandy Shores.

Theme-park concrete has to survive salt spray, wet feet and constant crowds, and it has to be built in tight shutdown windows. We bring the same standard to a Main Beach driveway or unit complex.

Concrete Services in Main Beach

01 Exposed aggregate driveways

New and replacement driveways, including the council crossover, specified for salt air. See our exposed aggregate concrete service.

02 Pool surrounds & alfresco

Fine-stone exposed aggregate in lighter, cooler colours, sealed with an anti-slip additive for wet bare feet.

03 Resurfacing & restoration

Tired, faded or salt-stained concrete that’s still sound underneath. See concrete resurfacing.

04 Crack & spalling repairs

External ground-level concrete: driveways, paths, pool areas and frontages. See concrete repairs.

05 Strata common areas

Shared driveways, entry paths and bin areas, staged so residents keep access. See strata concrete maintenance.

06 Commercial frontages

Shopfront paths and forecourts around Tedder Avenue and the marina precinct, planned around trading hours.

Where we draw the line: concrete cancer in balconies, suspended slabs or basement car parks of high-rise buildings is structural remediation work. It needs a specialist remediation engineer. We’ll tell you that straight away rather than quote outside our lane. Spalling and cracking on external ground-level concrete is our work.

Five Things That Change How We Concrete in Main Beach

1. Salt comes from both sides

Main Beach runs between the Coral Sea on the east and the Broadwater on the west. AS 3600, the Australian concrete structures standard, treats above-ground concrete within about 1 km of the coastline as a more severe, salt-affected exposure than concrete further inland. Its coastal zone can also take in large expanses of salt water, such as the Broadwater. In Main Beach that covers almost every property.

For a driveway, the practical result is a denser, stronger mix and reinforcement held at the right depth on bar chairs. Where mesh sits too close to the surface, salt reaches it sooner. Small rust-brown spots and cracks along the line of the mesh are often the first sign.

2. Sand is a good base, if it’s confined

Coastal sand drains quickly, which suits concrete, but it moves if it isn’t compacted and held at the edges. Unsupported slab edges are where Main Beach driveways usually crack first. On pour day the afternoon sea breeze is a real factor too. Wind-blown sand landing in fresh retarder leaves a blotchy exposure, so we pour early and cover up when it turns.

3. Your driveway may be common property

Many Main Beach homes are townhouses and units in community titles schemes, where shared driveways and paths are usually common property. Under Queensland body corporate law, an owner’s improvement to common property needs approval. The committee can approve it if the total cost is under $3,000. Above that, it usually goes to a general meeting. Replacing like-for-like can count as maintenance instead, which is the body corporate’s job.

The Queensland Government explains the rules for improving common property and lots. On request, we provide a committee-ready quote: a written scope, staging plan, access arrangements and insurance certificates.

4. Access takes planning

Narrow streets, limited parking, high-rise neighbours and Gold Coast Highway traffic mean a concrete truck can’t always pull up beside the formwork. We plan for a concrete pump or staged pours where needed, and we tell you up front if access affects the price. In shared complexes we stage the work so residents keep a way in and out.

5. Finishes have to cope with bare feet and full sun

Main Beach homes lean towards lighter, fine-stone exposed aggregate and honed borders. Those finishes stay cooler underfoot and suit a coastal palette. Around pools, Standards Australia’s SA HB 198 recommends at least a P4 wet slip rating. We meet that with stone size and the sealer, not by roughening the surface until it’s unpleasant to walk on. Lighter stone also hides salt marks and sand better than charcoal blends.

Looking After Concrete in Salt Air

  • Rinse with fresh water a few times a year, and after strong onshore winds. That stops salt crystals building up in the surface and the sealer.
  • Reseal on a shorter cycle. Around 3 years for beachfront and pool areas is a sensible starting point, rather than the 5 years that suits inland suburbs.
  • Watch for rust-brown spots or cracks along a straight line. They can mean the mesh is corroding, so get them looked at early.
  • Keep sand out of joints and off the surface. Grit under tyres wears the sealer away fastest.
  • Don’t acid wash every year. Each acid wash takes away a little of the cement holding the stones in. If your exposed aggregate is tired, read can you resurface exposed aggregate? before you do anything drastic.

Main Beach Concreting FAQs

Do you do concrete work in Main Beach?

Yes. OSM Concrete works throughout Main Beach QLD 4217, including The Spit, Tedder Avenue and Main Beach Parade. We’re about 20 minutes away in Parkwood. We’ve also delivered concrete works at Sea World on The Spit.

Does salt air damage concrete driveways in Main Beach?

Salt air doesn’t harm well-made concrete quickly, but it speeds up corrosion of steel that sits too close to the surface, and it wears sealers faster. Use a dense, strong mix with the mesh at the correct depth. Then rinse the surface occasionally and reseal roughly every three years.

Do I need body corporate approval to redo my driveway?

If your driveway is common property in a community titles scheme, usually yes. In Queensland the committee can approve an owner’s improvement to common property if the total cost is under $3,000. Above that, approval generally needs a general meeting. Like-for-like replacement can count as maintenance, which is the body corporate’s responsibility. Check your scheme’s by-laws and plan, or ask your body corporate manager.

What’s the best driveway finish for a Main Beach home?

For most Main Beach homes we recommend exposed aggregate in a lighter, fine stone, sealed with a UV-stable sealer. It grips when wet, hides sand and salt marks, doesn’t rely on a surface coating that can peel, and stays cooler than dark finishes. Around pools, add an anti-slip additive to the sealer.

Do you repair concrete cancer in Main Beach apartment buildings?

We repair spalling and cracking on external ground-level concrete, such as driveways, paths, pool surrounds and frontages. Concrete cancer in balconies, suspended slabs or basement car parks is structural remediation work and needs a specialist remediation engineer. We’ll tell you plainly if that’s what you’re dealing with.

How much does a concrete driveway cost in Main Beach?

Exposed aggregate on the Gold Coast typically costs around $120–$200 per m² supplied, laid and sealed. In Main Beach, access can add cost if the job needs a concrete pump, staged pours or traffic management. We give a fixed written quote after a site visit, and flag access costs up front.
